Selling your home is an exciting time, and you're certain to have many questions. Pricing Your Home

Pricing your home right the first time results in more exposure, more showings, more offers, and ultimately the highest price. Using an in-depth Comparative Market Analysis (CMA) of recently sold and currently listed homes in your area, along with local and national housing trends, we determine the optimal listing price to maximize your home's value.

Listing Your Home

Before going to market, we gather the key items and information needed — your survey, property tax bill, average utility costs, the age of your home, recent improvement receipts, and any exclusions. For condos, this also includes maintenance fees, parking and locker details, and the status certificate.

Showing Your Home

Showings are scheduled at times you're comfortable with, always confirmed with you first, and conducted with a licensed professional present. We keep your key safe and secure, and pass along feedback from every showing so you always know where you stand.

Offer Negotiations

This is the exciting part — you've received an offer, or maybe multiple. You can accept or counter, and we negotiate the best possible price and terms on your behalf. Beyond price, we walk you through the closing date, conditions, and our custom Schedule of Clauses designed to protect your interests.

Acceptance of the Offer

Once you accept an offer, the buyer provides a deposit held in trust. Any conditions — such as financing or a home inspection — must be satisfied within a set timeframe. When the conditions are waived, the deal becomes firm and the deposit is applied to the sale proceeds at closing. Congratulations!

Costs Involved in Selling

Aside from commission, expect additional costs when selling: survey costs (typically $1,200–$1,800 in the city), legal fees starting around $1,000 plus disbursements, adjustments for prepaid utilities and taxes, and moving costs. We help you prepare for each so there are no surprises.
